Data controller

Gustavo Almeida, VAT 10710960963, c/o Santamarta Immobili, Piazza Castello 20, 20121 Milano, Italy.

For any request about your data you can write to gustavo.almeida@santamartaimmobili.com.

What data I collect

  • Data you give me in the valuation form: first and last name, email, phone, the property's address and features.
  • Data you give me when booking an appointment: first and last name, email, phone, the chosen date and time, and any notes.
  • Data you give me in the contact form: first and last name, email, phone, the topic you choose and the text of your message.
  • Your conversations with the site's assistant: the questions you write, the answers, the page you write from and, if you ask to be contacted, first and last name, email and phone.
  • Data contained in the emails you send me.
  • Technical browsing data (IP address, browser type, pages requested), logged by the server only for as long as needed to keep it working and secure.

The site uses no analytics, profiling or advertising tools.

Why I process it, and on what basis

  • To answer your messages and requests, send you your property's estimate and contact you about that property: pre-contractual steps taken at your request (Art. 6.1.b GDPR).
  • To arrange and manage the appointments you book: pre-contractual steps (Art. 6.1.b).
  • To meet legal obligations, such as tax and anti-money-laundering rules, once an assignment begins: legal obligation (Art. 6.1.c).
  • To protect the site from abuse and keep it secure: legitimate interest (Art. 6.1.f).

I do not use your data to send you promotional messages without your explicit consent.

Who I share it with

  • Santamarta Immobili, the agency I work with, and the colleagues in charge of your request.
  • The technical providers that host the site and its data, appointed as processors.
  • Photon (komoot GmbH, OpenStreetMap data), to which the server sends only the text of the address you type in the valuator, to locate it on the map.
  • Anthropic (Anthropic PBC), which provides the AI model behind the site's assistant: it receives the text of conversations to generate the answers, as a data processor, and does not use it to train its models.
  • Professionals (notaries, lawyers, surveyors) only if and when they are needed for a matter concerning you.

Your data is never sold or handed to third parties for their own purposes.

How long I keep it

Messages, valuation and appointment requests that do not become an assignment are kept for 24 months, then deleted. When an assignment begins, data is kept for the length of the relationship and for the following ten years required by law. Technical browsing data is deleted within a few days.

Transfers outside the European Union

Data is processed within the European Economic Area, with one exception: the text of conversations with the assistant is processed by Anthropic in the United States. This, and any other transfer, only takes place with the safeguards required by the GDPR, such as the European Commission's standard contractual clauses.

Your rights

At any time you can ask to access, correct or erase your data, restrict its processing, receive it in a portable format, and object to processing based on legitimate interest. Just write to the address above: I reply within one month.

You also have the right to lodge a complaint with the Italian Data Protection Authority (garanteprivacy.it).
