Last November the City of Milan signed the sale of the Giuseppe Meazza stadium and the surrounding areas to Inter and Milan, for 197 million euros. It is the end of a saga that lasted years and the beginning of a project that will change the face of an important part of the city.
While attention focuses on the stadium, it is worth looking at the district.
The project, in brief
- €197m
- the sale price, signed in November 2025
- ~71,500
- the seats planned for the new stadium
- 2031
- the target delivery date, ahead of Euro 2032
The new stadium will rise beside the current one, which will be largely demolished, keeping a portion as a memory. Around it, commercial space, green areas and services are planned. The approval process is under way: works should start in 2027, and the timelines of major works, as everyone knows, should be taken with caution.
A district with many souls
San Siro is not a single district. There is the area of villas and fine apartment buildings around the racecourse and towards via Ippodromo and piazzale Lotto, with private gardens, abundant greenery and an almost suburban atmosphere a few minutes from the centre. There is the gallop racecourse, opened in 1920, with its Liberty architecture. There are the large parks to the west, Monte Stella, the public-housing neighbourhoods around piazzale Selinunte.
Metro line 5, opened to San Siro in 2015, has brought the area closer to the rest of the city.
Large projects do not change a district in a day. They change it in the ten years in which people come back to live there.
What to expect
- The prime residential streets remain the most solid segment: homes with gardens are extremely rare in Milan, and here there are some.
- The areas closest to the stadium could benefit from the new green spaces and services, but will live through years of building work.
- Match and concert days remain a variable to consider, today as tomorrow.
A piece of advice
Anyone considering a purchase in the area should visit on a match day and on an ordinary day, and find out which construction phases are planned near the home. The project will bring value to the district, but the value arrives at the end, not during the works.
For decades San Siro has been synonymous with football. In the coming years it may also become, once again, the name of one of Milan's most beautiful green districts.
